Today we're here with your midyear real estate review for 2015, and it's all positive news.
Here in Nevada County, there are 500 homes on the market this July. In July of 2014, there were 650 homes on the market. Now, during July of 2015, there are 250 homes in escrow. In 2014, there were 175 homes in escrow. This means that we're seeing diminishing inventory and increased sales, which leads to appreciation.


However, it's hard to gauge how much appreciation is taking place. That's because homes don't appreciate evenly across every spectrum of the market. For instance, if you have a $250,000 home, it appreciates at a more rapid rate than a $750,000 home. Keep in mind, though, that all homes are appreciating.
Volume of sales is up by 31%. Coldwell Banker, Nevada County's leading real estate company, is up by 31%, as are my own personal sales.
If you've been waiting for market improvement, appreciation, or just for the right time to sell your home, this is it. We don't know how much longer these market conditions will last, but we do know that things are good right now.
